Find the Right Property

Finding the right property to rent can seem daunting from the start with so many houses, flats, apartments and rooms available, however at Halhams we make the whole process hassle free. We understand that searching for your home can be stressful. To ease the pain, we have implemented late viewing hours in order that you can view properties after work.

  • Our easy to use website is updated with new properties to let as soon as a new instruction comes on.
  • We'll keep you updated via the phone, by text or e-mail each time we feel that something new has come onto our books that you might be interested in.

Take a look at the property search page and double click on a property, then click on the relevant button to send us an e-mail enquiry or arrange a viewing. Alternatively, fill out the form at the foot of this page for general enquiries.

Application Process

Once you have found the property you want, we will ask you to fill out an application and referencing form. A fee of £100 (per applicant, inc. VAT) is payable for referencing. This referencing and credit check process can take between three and five days. If your income is low or you have not been in your job a long time you may need a guarantor. Guarantors also have to be referenced at a cost of £55 (per guarantor, inc. VAT). Once the referencing and credit checks come back we can arrange a move in date and a convenient time for you to sign the Tenancy Agreement.

At the point of signing the Tenancy Agreement, you will also receive the following documentation:

  • A copy of the annual Landlords Gas Safety Certificate if applicable
  • Inventory/check in report
  • Details of who you will need to contact for correspondence
  • Business card with details of who to contact if you have any problems or questions
  • Standing Order Mandate
  • Landlord details for future reference (if required)
  • Receipt of first months rent and deposit paid

Once you have moved into your property, we will take meter readings for all utilities and inform the relevant utility companies of your new occupation including council tax. We will always ask for one months rent and a deposit to be paid in advance. The deposit will be paid into the Government's Deposit Protection Scheme (DPS) to ensure that it's return is dealt with fairly. Shortly after you move in, you will receive a reference number from the DPS which must be kept safely.

  • We cover Dover, Deal, Sandwich, Folkestone and surrounding villages in Kent.
  • Viewings times are flexible to suit busy professional tenants and are carried out by experienced staff.
  • We make sure all properties are cleaned and are of the highest possible standards.
  • Deposits are securely held by the Deposit Protection Service.
  • Competitive contents cover can be offered.
  • The credit and referencing service enables you to have a very quick response usually within 3-5 days.
